You've signed a lease on a commercial space. It's raw vanilla shell: concrete floors, exposed ceilings, one bathroom, no interior partitions. Now what? This is where tenant fit-out begins, and where a lot of tenants make their first expensive mistake: calling a contractor before calling an architect.

What tenant fit-out actually involves. A fit-out is the process of transforming a raw or previously occupied commercial space into one that functions for your specific business. For an office tenant: interior partitions, conference rooms, break rooms, server room, and reception. For retail: display areas, storage, fitting rooms, and point-of-sale configuration. For medical office: ADA compliance, plumbing rough-ins, and fire-rated assemblies.

Why the architect comes first. Your architect creates the construction documents your contractor bids from. Without them, every contractor will bid to a different scope, making apples-to-apples comparison impossible. Your architect also coordinates with your landlord's base building drawings, verifies what your lease allows you to modify, handles the permit application, and ensures your fit-out meets code.
