The client approached PUR4 Studios with a clear vision: a contemporary single-family home that would stand out architecturally while performing efficiently over decades of use. The site in the Raritan Valley Region offered flexibility for design but also required careful consideration of solar orientation, material durability, and long-term maintenance.
The design challenge: create a four-story, 7,338 sq ft residence with open-concept living spaces, floor-to-ceiling glazing, and modern materials while maintaining a high-performance thermal envelope. Large windows and open floor plans often conflict with energy efficiency goals. The home needed to feel spacious and light-filled without sacrificing performance or requiring excessive HVAC loads.
Additionally, the program was ambitious: basement entertainment suite with home theater and gym, ground floor with double-height spaces, multiple bedroom suites on the second floor, and a flexible habitable attic space on the third floor. Every level required thoughtful circulation, and the vertical connection between floors needed to function as both a practical stair and an architectural statement.
We designed the home around three core principles: integrated thermal performance, strategic material selection, and spatial clarity across four levels.
Thermal Performance Strategy: The building's thermal envelope was designed with continuous exterior insulation, eliminating thermal bridging and reducing energy loss. We used an airtight construction method, sealing the envelope to minimize infiltration. Window placement was strategic: large insulated windows on the South, East, and West faces maximize natural light and passive solar gain while maintaining thermal performance. Solar power was integrated into the design from the start, not retrofitted, making the system an architectural element rather than an add-on.
Material Selection: The exterior showcases a carefully composed palette that balances aesthetics with durability. Light grey Hardie Architectural Panel and Artisan Shiplap siding provide weather resistance and low maintenance. Black and grey 3D stacked thin stone adds texture and visual weight at the base. Vertical cedar wood slats introduce warmth and a natural material that ages gracefully. Each material was selected not just for appearance but for long-term performance in a New Jersey climate.
Spatial Organization: A four-story, center-mono floating staircase serves as the home's vertical spine and primary architectural feature. This design decision creates visual continuity across all levels while allowing each floor to maintain distinct program zones.
The basement level houses a playroom, hallway gallery, home theater, gym, and entertainment room, spaces designed for leisure and recreation. The ground floor features a double-height foyer flanked by an office and butler's kitchen, a double-height great room open to dining and kitchen, a guest room with walk-in closet and ensuite bathroom, a powder room, and a two-car garage. The second floor holds three bedrooms with walk-in closets and ensuite bathrooms, a laundry room, and a primary bedroom with primary closet and ensuite bathroom. The third floor offers a habitable attic flex space for future adaptation: a kids' play area, study, or additional storage.
The interior design emphasizes neutral color tones with warm wood accents, creating an inviting atmosphere that complements the home's contemporary architecture. Smart home technology was integrated throughout for convenience, climate control, and energy management.
High-performance residential design requires early coordination between aesthetics and building science.
