The client wanted a beachfront home that maximized ocean views from primary living spaces. The challenge: flood zone regulations required elevated construction, and traditional layouts would place bedrooms on the upper floor, wasting prime ocean-view real estate on sleeping spaces used primarily at night.
We implemented a reverse living concept, flipping the traditional home layout. The design elevated the master suite and all main living areas to the second floor, 14 feet above grade. This strategic decision accomplished three goals: met coastal flood zone compliance, captured unobstructed water views from the spaces where the family spends most of their time, and protected three additional ground-floor bedrooms from storm surge risk.
Material selection focused on coastal durability: light blue vinyl siding for salt air resistance, grey stone for ground-level protection, and natural cedar accents for warmth. Floor-to-ceiling windows and custom roof dormers were positioned to maximize natural light throughout the day while framing ocean views.
